For landlords
Tax & KRA compliance
Rentor already knows your rental income to the shilling — so it can also help you file it. The Tax & Compliance page tracks your Monthly Rental Income (MRI) tax and files eRITS returns and eTIMS invoices under your own KRA PIN.
MRI in one paragraph
Kenya's Monthly Rental Income tax for residential landlords is 7.5% of the gross rent you collect each month. Rentor computes it from your actual confirmed collections — not estimates — so every month on this page shows exactly what came in and what 7.5% of it is.
This tool is a filing aid, not tax advice. Confirm your obligations with KRA or your tax agent.
The compliance page
Open Tax & Compliance under Insights & Tax — the page itself is headed KRA Compliance:
- Four headline cards: Gross rent (on record), MRI tax due (7.5%), Tax filed, and Periods not yet filed.
- Monthly rental income — a month-by-month list: each month shows what you collected against what was billed, how many receipts back it up, the MRI tax figure, and a Filed or Not filed badge.
- A year filter, plus ⬇ PDF and ⬇ CSV buttons for a rental-income statement you can keep or hand to your accountant.
- A filter bar to narrow the figures to one building, property, unit or tenancy. A filtered page is marked "Filtered view — not a return" and its filing buttons are switched off: a return covers all your rental income, so you file from the unfiltered page.
If a red card says "No KRA PIN on file", add your KRA PIN under Settings first — you can review every figure without it, but not file.
Connecting your KRA integration
Filing happens under your own KRA PIN, with your own KRA credentials — Rentor never files as itself on your behalf.
- At the top of the page, open the KRA integration card.
- Enter your KRA PIN, and your eTIMS and/or eRITS details from your KRA onboarding.
- Rentor asks for a fresh two-factor code — tax credentials are protected the same way as payment details.
- Submit. Rentor's team verifies and activates the integration; the card shows Under review until it's Live ✓.
Until the integration is active, filing is unavailable — but every figure on the page is still real, so you can review and download your numbers in the meantime.
Filing a month
On any month's row:
- File eRITS — submits that month's MRI return. The row flips to Filed with the KRA reference and timestamp. Made a correction? Re-file the same month.
- eTIMS — submits that month's rental income to eTIMS as a sales invoice.
You can also issue eTIMS invoices one receipt at a time from the Rent & Payments page — each confirmed receipt has an eTIMS button that flips to a KRA ✓ chip carrying the reference. For commercial tenancies billed with 16% VAT, the VAT portion is split out correctly in the eTIMS submission; residential income files as exempt.
If a host pays you lease rent through Rentor, those receipts can be pushed to eTIMS the same way — see Letting hosts operate your units.
Who gets this feature
KRA filing is included on higher plans — Pro and above for landlords (the Hostel plans include it too), Business and above for agencies. On other plans the page still shows your income and tax figures; the eTIMS button carries a Pro tag that takes you to Billing & Plans, and filing unlocks when you upgrade. See Plans, billing & add-ons.
On the phone app: More → Reports & Insights has both halves. Tax & Compliance shows the same four figures and the monthly statement, with File eRITS (or Re-file eRITS), Submit to eTIMS and Download rental-income statement; each asks you to confirm before anything is sent. KRA Setup is where you enter your PIN and eTIMS/eRITS details, with the same fresh two-factor code before it saves. Receipts on Rent & Payments have a Send to eTIMS button.
