For caretakers
Reporting maintenance
You are the first to spot a burst pipe or a broken gate. The Maintenance page is where you report what you find — the landlord is notified instantly and takes it from there.
Reporting an issue
- Open Maintenance and tap Report an issue.
- If you serve several buildings, pick the Property.
- Under Where, pick the unit the issue is in. For something in a shared area — the gate, a corridor, the water tank — leave it on Common area (no specific unit) and the issue is reported against the building itself. The list shows the units that have someone living in them; for a fault in an empty unit, choose the common area and name the unit in your description.
- Pick a Category (plumbing, electrical and so on).
- Under What's wrong?, describe it in a sentence or two — e.g. "Burst pipe under the kitchen sink, water spreading."
- Set the Urgency:
- Routine — can wait for a normal visit.
- Urgent — needs attention soon.
- Emergency — dangerous or causing damage right now. Use this honestly; it puts the job at the front of the landlord's queue.
- Tap Add photos — a photo of the problem helps a lot.
- Tap Report issue.
The landlord gets an instant notification that their caretaker has reported an issue, with everything you entered.
Following what happens
Your Maintenance page lists the issues on your buildings, each with:
- The category and your description.
- An urgency badge (routine, urgent or emergency).
- A status badge showing where the job is — from newly reported through in progress to resolved or closed, in plain words on the badge.
- The property, unit and date it was reported.
So you always know whether something you flagged has been picked up — useful when a tenant stops you on the stairs to ask.
What you will not see — on purpose
You will never see quotes, repair costs or provider payments on these jobs. Choosing a fundi, agreeing a price and paying for the work is the landlord's side. Your job is to spot problems early, describe them clearly, and attach a photo — that is what gets things fixed fast.
On the phone app: the Repairs tab lists every issue on your buildings. Switch between Open and Closed, narrow it to one building if you serve several, and read each job's progress in plain words — Reported, Seen by the landlord, Work under way, Awaiting sign-off, Closed. Report an issue is at the top of that tab, on each building in the Buildings tab, and under More: pick Where (a unit or Common area), the category, describe it, set the urgency, attach photos from your camera, and tap Report issue. Same flow, in your pocket.
Tip: report small things while they are small. A dripping pipe reported today with a photo is a ten-minute fix; the same pipe next month is a flooded unit and an unhappy tenant.
If tenants raise issues with you in person, you can also point them to reporting it themselves — or raise it on their behalf here and discuss it in the building forum. See Messages.
