How everything works.

Every feature explained properly — for tenants, landlords, agencies, hosts and service providers.

For tenants

Reporting maintenance

Tap leaking? Socket sparking? Report it on Rentor and track the fix end-to-end — from your report, through the fundi's work, to you confirming it's actually fixed. Emergencies carry a 4-hour response target.

Reporting an issue

  1. Open Maintenance (or tap "Report an issue" on My Home) and hit "+ Report an issue".
  2. If you rent more than one home, pick which home it's about.
  3. Choose a Category — plumbing, electrical and so on.
  4. Set the Urgency. This decides the response target (SLA):
  • Emergency — 4 hours. Think burst water pipe, dangerous electrical fault.
  • Urgent — 24 hours.
  • Routine — 7 days.
  1. Describe the issue in a sentence or two — "Kitchen sink draining slowly, tap drips overnight."
  2. Add photos if you can. A photo of the problem helps the fundi quote accurately and come prepared.
  3. Tap "Submit request".
Be honest with urgency. Everything gets handled, and the trust works both ways.

What the statuses mean

Your request appears as a card showing the category, urgency, status, where it is, when you reported it, and its SLA deadline. The status badges, in plain words:

  • New — just reported; the landlord hasn't picked it up yet.
  • Acknowledged — the landlord (or managing agency) has seen it.
  • In progress — a fundi is on the job. You'll see "Assigned to {name}" on the card.
  • Pending review — the fundi says it's done. Now it's your turn (see below).
  • Closed — confirmed fixed and wrapped up.
  • Disputed — you said it's not fixed; the fundi is asked to revisit.

Quotes and costs

Repairs cost money, and that side belongs to your landlord: the fundi submits a cost quote and the landlord approves it. You may see it on your card — "Quote KES 3,500 (awaiting approval)" or "(approved)" — purely so you know why a job is waiting. You're never asked to approve repair costs for your landlord's property.

Closing the loop — your most important step

When the job reaches Pending review, two buttons appear for you:

  1. "Confirm fixed" — the problem is genuinely solved. The job closes, and the work is logged to the fundi's reputation.
  2. "Not fixed" — it isn't solved. The job flips to Disputed and the fundi is asked to come back and finish properly.

Only say fixed when it's fixed — this step is your protection.

On the phone app: the Maintenance tab does all of the above — report with photos, watch the status change, and confirm the fix — right from your phone.

For issues in shared spaces (the gate, the corridor lights), mention it in the property forum too, or message your landlord directly — whole-building issues are usually logged by the landlord or caretaker.
