How everything works.

Every feature explained properly — for tenants, landlords, agencies, hosts and service providers.

For landlords

Plans, billing & add-ons

Billing & Plans (under Account) is the one place for your subscription, listing boosts, SMS credits and referrals. Remember the golden rule: your plan pays for the software — Rentor never takes a cut of your rent.

Your current plan and usage

The Current plan card at the top shows your plan, billing cycle, status and the date it renews. Beside it, Plan usage shows how many units and properties you're using against your plan's limits. If you hit a limit, you'll see it here with two ways out: upgrade, or buy an extra unit block (below).

The same summary sits on your Overview as the Your plan card, with Upgrade plan and Buy add-ons buttons that bring you here.

The plans

Landlord plans are sized by units:

  • Starter — free, up to 3 units and 1 property. Marketplace listing, M-Pesa rent collection, receipts and maintenance.
  • Growth — up to 20 units and 5 properties, adds agency delegation, free monthly boosts and included SMS.
  • Pro — up to 100 units and 20 properties, adds KRA eTIMS/eRITS filing, more boosts and SMS, and tax exports.
  • Hostel 250 and Hostel 600 — sized for student housing, where every bed counts as a unit. Up to 250 beds across 5 properties, or 600 beds across 15, with included boosts and SMS, and KRA filing. (Term billing itself works on every plan — these tiers just give a hostel room to grow.) See Hostels & bed spaces.
  • Enterprise — custom limits and pricing; the card says "Let's talk".

For current prices and limits, see the Pricing page or the plan cards themselves. Toggle Monthly / Annual at the top — annual billing gives you 2 months free.

Upgrading and paying on the website

  1. Click Upgrade on the plan you want.
  2. The payment sheet shows the plan, cycle and amount. Have a promo code? Type it and click Apply — the discounted price shows before you pay. If a promotion, referral reward or credit already applies to you, the slashed price appears automatically. One discount per payment; the best one wins.
  3. Pay by M-Pesa (an STK prompt on the number shown — change it if someone else is paying), Pay by card, or Bank transfer. If card and bank are switched off you'll see "Card & bank payments aren't set up yet — pay via M-Pesa."
  4. Your plan activates the moment payment confirms — the sheet says "Payment received" and your new plan shows on the Current plan card.

What you've paid for is protected: your plan's price, limits and features are locked for the period you paid — any pricing changes only apply from your next renewal.

Paying in US dollars

Paying from outside Kenya? When Rentor's card checkout offers it, a quiet line appears under the card button: "Paying from abroad? Pay in USD", with the dollar amount. Click it and the card button switches to the USD total and shows the exchange rate used; Switch back to KES undoes it. The same option appears when you pay by card for a listing boost, an extra unit block or SMS credits.

It is card-only and only for Rentor's own products. M-Pesa and bank transfer stay in shillings, and rent is always in KES.

Subscribing in the iPhone app

On an iPhone, the Plans tab of Billing & Plans sells the same plans through the App Store:

  • Each plan shows the App Store's price in your App Store currency, monthly or yearly. Apple sets that figure for your country, so it won't match the shilling price to the cent.
  • Tap Subscribe and confirm with Apple the way you would for any other app. Payment is charged to your Apple Account, and the plan is active as soon as Apple confirms it.
  • An App Store subscription renews automatically through Apple, at the same price and period, until you cancel it. Cancel at least 24 hours before the period ends or Apple charges the next one.
  • Manage subscription on the Current plan card opens Apple's own subscription screen — that is where you change or cancel it. Rentor can't cancel an Apple subscription for you, and Apple sends its own renewal emails.
  • New phone, or the plan isn't showing? Tap Restore purchases.

Two things to know if you move between the two ways of paying:

  • From M-Pesa to the App Store. Subscribing in the iPhone app replaces your current plan from the day Apple confirms it. Days you had already paid for aren't lost — they are added to the end of your App Store period.
  • From the App Store to M-Pesa. While an App Store subscription is live, the website won't take a second payment for a plan — that would bill you twice. Cancel it in your Apple Account settings (Settings, then your name, then Subscriptions). You keep access until the paid period ends, and you can subscribe on the website after that.

On an Android phone, Billing & Plans is a read-only view: your current plan, usage, the plan list, your included boost credits and your SMS balance. Plans aren't sold in the Android app.

Renewal reminders and auto-renew

A plan paid on the website runs to the date on your Current plan card. Rentor emails and notifies you seven days before it ends and again the day before. Those are reminders, not charges — Rentor doesn't store your card and never bills you silently.

If you'd rather not remember, switch on Auto-renew on the Current plan card:

  1. Flip the Auto-renew switch. Rentor asks which phone to prompt — leave M-Pesa phone (optional) blank to use your account number — then click Turn on.
  2. On renewal day Rentor sends one M-Pesa prompt to that phone for your plan's current price, and tells you by email and notification that it has.
  3. You still enter your M-Pesa PIN. Nothing leaves your account until you do. Ignore the prompt and nothing is charged.

Auto-renew is a prompt rather than a standing order because there is nothing to charge without you: M-Pesa needs your PIN, and the card checkout stores no card. It is offered on paid plans once your first paid period has started (not during a free trial), and it carries over from one period to the next until you turn it off — which you can do at any time with the same switch. Promo codes aren't applied to an auto-renew prompt; to use one, renew by hand. If Rentor can't send the prompt — the number isn't a valid Kenyan mobile, say — you're told, and you can renew by hand.

Auto-renew applies to plans paid on the website. An App Store subscription is renewed by Apple.

If your plan isn't renewed in time

A paid plan that reaches its end date doesn't switch off that night. Its status changes to PAST_DUE and everything keeps working for a short grace period — currently 3 days. The email you get on the day names the exact date. Renew inside that window and nothing skips a beat.

If the grace period passes without a renewal, your account drops back to the free Starter limits. Nothing is deleted — your properties, units, tenants, ledgers and receipts stay exactly where they are — but you can't add beyond the free limits, and paid-plan features such as KRA filing and included boosts wait until you subscribe again. Subscribing again picks up where you stopped.

Downgrading

Downgrade to free on the Starter card takes effect immediately — Rentor asks you to confirm, since paid benefits end right away.

Add-ons

Add-ons extend a paid plan — the extra unit block and the white-label unlock are available on any paid tier, so on the free Starter plan, upgrading is the first step.

  • Extra unit block — a temporary bump to your unit cap for 30 days. Perfect for a short-term overflow when the next plan up is more than you need.
  • Boost your listings — feature vacant units at the top of search. See Publishing listings & boosts.
  • SMS credits — bundles for texting tenants. See Reaching tenants by SMS & email.
  • White-label branding — your name, logo, colours and choice of document template on the receipts, statements and reports your tenants receive (a small "Powered by Rentor" note stays). Set it up under Branding; it's included in some plans, or — on any paid plan — available as a one-off unlock that's yours for good. Your setup is never lost if your plan lapses — documents simply revert to Rentor branding until you're entitled again.

Add-ons are bought on the website, paid the same way as plans, and prices are shown when you buy. In the phone apps you can use what your plan already includes — spend an included boost credit, send texts from your SMS balance — but paid boosts and SMS credits aren't sold there.

Invite & earn

The Invite & earn page gives you a personal referral code and link. When someone you invite pays for their first subscription, you earn a share of that payment in cash — withdrawable to your verified M-Pesa number after a hold — and they get the welcome reward shown on the card. The card spells out exactly what each side earns and the current terms. Were you invited? Attach their code there before your first payment. For the full rules — the hold, withdrawals, and how codes, promotions, credits and seasonal packages interact — see Promo codes, offers & referrals.

Enterprise

Big portfolio, particular needs? Click Custom pricing (or Talk to us on the Enterprise card) and describe your portfolio. Rentor's team prepares a private plan pinned to your account — it appears on this page as "Prepared for you", and only you can see it. Activate it from the website with Activate my plan.

On the phone app: Billing & Plans is under More, with Plans, Boost and SMS tabs. On iPhone the Plans tab sells plans through the App Store; on Android it is read-only. The Boost tab spends boost credits your plan includes, and the SMS tab shows your balance.
