How everything works.

Every feature explained properly — for tenants, landlords, agencies, hosts and service providers.

For hosts

Reservations & guest reviews

The Reservations page is your booking inbox: requests to answer, upcoming stays, and your history — with guest reviews at the end of each completed stay. On the web, open Stays and tap Reservations at the top; a waiting request also shows under Needs your attention on your overview.

Requests to review

If a listing is not on Instant Book, every booking arrives as a request under Requests to review. Each card shows:

  • The guest's name — with their guest rating (★ average and count) from past stays, and a ✓ ID verified mark if they have verified their identity.
  • The dates, number of nights and guests, the total amount, and any note the guest wrote.

Tap Accept to confirm the booking, or Decline to pass. Answer promptly — a guest waiting on you is a guest shopping elsewhere. Listings with Instant Book switched on skip this step; those bookings confirm on their own.

Upcoming stays

Accepted and paid bookings sit under Upcoming. Two statuses matter here:

  • Awaiting payment — the guest has been accepted and is completing payment.
  • Confirmed — paid and locked in; the guest now sees your private check-in instructions.

Need to cancel an upcoming stay? Tap Cancel — but know the rule first: when a host cancels, the guest is refunded in full. Cancel only when you truly must; it is your reputation on the line.

Because the guest paid you directly, the refund is yours to send. It opens on your Refunds page as money you owe the guest, and how many refunds you have outstanding — and how old the oldest is — shows on your public profile until you pay. See Refunds — money owed back to you.

Chat with your guest

Every reservation has its own conversation thread — tap Message about this booking to talk arrival times, directions or house rules without sharing phone numbers. You're both notified of replies, and the thread closes a week after checkout, keeping everything about a stay in one tidy place.

Past & cancelled

History lives at the bottom: Completed stays, plus anything Cancelled, Declined, or marked a no-show.

The turnover cleaning shortcut

On a confirmed or completed booking, tap 🧹 Book turnover cleaning — it opens the service-provider directory pre-filtered to cleaners, with your property and the check-out date filled in. Guest leaves at 10, cleaner in by 11, next guest at 3.

Reviewing your guest

When a stay completes, tap Review guest on its card:

  1. Give an overall rating out of five stars.
  2. Score the categories: Cleanliness, Communication, and House rules.
  3. Add a comment other hosts will thank you for, and tap Submit review.

Reviews are double-blind: your review stays hidden until the guest reviews you too, or until the 14-day window closes — so nobody writes a review just to answer the other's. Once revealed, the guest's review of you appears on the same panel (guests score you on cleanliness, accuracy, check-in, communication, location and value). After 14 days the window closes and no review can be added.

Honest guest reviews are what make the guest-rating stars on future requests mean something — review every stay, good or bad.

Reading a request like a pro

  1. Check the ★ guest rating and count — a 4.8 over ten stays tells you plenty.
  2. Look for ✓ ID verified, especially for longer bookings. (You can require it outright — see Stay listings, pricing & calendar.)
  3. Read the guest's note — good guests usually say why they are coming.

On the phone app: Reservations is on the Stays tab and among the shortcuts on Home — accept or decline requests, cancel, review a guest and track upcoming stays from anywhere. The cleaning shortcut there is labelled Book a clean.
