How everything works.

Every feature explained properly — for tenants, landlords, agencies, hosts and service providers.

For landlords

Managing maintenance

When something breaks, Rentor gives you one queue for every repair across your portfolio: review requests, assign your fundi, approve the cost, and close the job — with the whole story on record.

The maintenance queue

Open Maintenance under Operations. Every job shows its category, urgency and status, the description, where it is ("Green Court · Unit A1" — or "Common area" for a whole-building issue), when it was reported, photos, and who's assigned.

Urgency sets the response target (the SLA):

  • Emergency — 4 hours (a water burst, an electrical fault).
  • Urgent — 24 hours.
  • Routine — 7 days.

Raising an issue yourself

Tenants report problems in their homes, but you can log issues too — including common-area ones no tenant would raise:

  1. Click + Report an issue.
  2. Pick the Property, then the Unit — or leave it as "Common area (no specific unit)" for the roof, gate, borehole or shared water.
  3. Choose the Category and Urgency, describe the issue, and add photos (a photo helps the fundi quote accurately).
  4. Click Log issue.

Working a job to done

  1. Acknowledge a new job — the tenant sees you're on it.
  2. Assign a service provider from the dropdown on the job, which shows each fundi's star rating and skills. Need someone new? Browse Service Providers in the sidebar — search by trade and county, compare pricing, message or call them, and assign them to an open job right from their profile.
  3. Approve the quote. The provider submits a cost; the job shows "Quote KES X (awaiting approval)" until you click Approve quote. Work shouldn't proceed on money you haven't agreed.
  4. The provider posts updates and photos to the job's thread as they work, then submits the finished job for review.
  5. The tenant confirms the fix (or marks it not fixed, which sends the provider back). When you're satisfied, click Close job.

Rating the provider

After a job closes, click Rate provider ⭐ on it. Score three things — Quality of work, Timeliness and Professionalism — and add a comment for future landlords. Ratings feed the provider's public reputation, so honest scores keep the directory useful for everyone. You can edit your rating within the 7-day rating window after the job closes.

What the tenant sees

Tenants track the same job from their side — status changes, the thread, and the final confirm step — so nobody has to chase anyone on the phone. Their guide is Reporting maintenance.

On the phone app: the maintenance queue is fully on mobile. Reach it from the Open maintenance card or Needs attention on Home, the Maintenance row at the top of the Properties tab, or More → Manage. Every step is there — Acknowledge request, Assign a fundi, approve the quote, post updates with photos, Close job and Rate this provider — and you can raise a new issue (including common-area ones) from wherever you are.
