How everything works.

Every feature explained properly — for tenants, landlords, agencies, hosts and service providers.

For hosts

Stay listings, pricing & calendar

The Stays page is where you turn a furnished place into a nightly, Airbnb-style listing. You keep 100% of the nightly price — it settles straight to your own M-Pesa, with no booking commission.

Listing a home

  1. Open Stays and tap List a home. You can list any vacant place you operate that is not already a stay.
  2. Set the basics: Nightly rate (KES), Cleaning fee, Guests, Bedrooms, Beds, Baths, and Minimum nights.
  3. Choose Instant Book on or off — on means guests can book without waiting for your approval; off means every booking comes to you as a request first.
  4. Pick a Cancellation policy — Flexible, Moderate or Strict.
  5. Tap Create listing.

Listing settings

Open a listing with Manage to fine-tune everything:

  • Maximum nights — cap long bookings, or leave blank for no cap.
  • Check-in time and Check-out time.
  • Weekly discount % (7+ nights) and Monthly discount % (28+ nights) — reward longer stays.
  • Cancellation policy in full: Flexible — full refund up to 24h before check-in · Moderate — full refund up to 5 days before · Strict — 50% refund if 7+ days before.
  • Amenities — comma-separated, e.g. Wifi, Kitchen, Workspace, Washer, Pool.
  • House rules — no parties, quiet hours, whatever you need guests to agree to.
  • Check-in instructions — lockbox code, gate directions, wifi password. These are kept private and shown to a guest only once their booking is confirmed.
  • ID-verified guests only — tick to accept only guests who have verified their identity.
  • Active — untick to pause new bookings without unpublishing.

Tap Save settings after changes.

Photos

The Photos card on the same page holds the stay's pictures. Publishing needs at least 4 photos — photos on the property count too — and the first one is the cover guests see. Use the arrows on a photo to move it left or right, remove what you do not want, and tap Save photos. If you added the place with fewer than four, this is where you add the rest.

Availability & pricing calendar

The Availability & pricing calendar shows every day as Booked, Closed or carrying a seasonal price. To block dates or change prices:

  1. Pick From and To dates.
  2. Choose the action: Close (unavailable) — for owner use, repairs, or any reason — or Set nightly price for seasonal pricing (a festive-season rate, a low-season offer).
  3. Add an optional note and tap Apply.

Remove any block from the list beneath the calendar. Bookings holding dates in the visible month are listed too, with guest, dates and amount.

Airbnb, Booking.com & other calendars — never double-book

If the same place is also on Airbnb or Booking.com, link the calendars once and the same nights are blocked everywhere. A guest can then never book a night you have already sold somewhere else.

Bringing their bookings into Rentor

On the listing's Manage page, find the calendar card and tap Connect next to the platform. Rentor tells you exactly where that platform keeps its export link:

  • Airbnb — Menu → Listings → your listing → Availability → Connect calendars → Export calendar.
  • Booking.com — Extranet → Rates & Availability → Sync calendars → Export calendar, for this room type.
  • Vrbo — Calendar → Import/Export → Export calendar.

Copy that link, paste it in, and tap Connect.

Rentor checks the link before saving it. If it cannot be read you are told straight away, while the link is still in front of you — the commonest mistake by far is copying the listing's web address instead of the calendar export link, which ends in .ics. When it works, Rentor merges those nights immediately and tells you how many booked dates it found. If it says no booked dates and you know that listing has bookings, you have almost certainly copied the export link for a different listing — check and link it again.

Linked calendars are re-checked every night on their own. Check them all now is there for when you have just taken a booking elsewhere and do not want to wait.

Unlink a calendar and the nights it brought in are released the same moment.

Blocking your Rentor nights on other sites

The other direction is one link. Tap Create my calendar link, copy it, and paste it into Airbnb's Import calendar, Booking.com's Sync calendars, or anywhere that accepts an .ics — they will stop selling nights that are booked here.

Anyone holding that link can see which nights are busy and nothing else — never the guest, the price or any other detail. If you have shared it somewhere you should not have, Get a new link and the old one stops working.

Videos on your listing

A stay listing can carry short videos alongside its photos — up to 10 per unit, each up to 3 minutes and 1 GB. A tour you filmed when you added the place is already here. Upload from your device (big files resume automatically if the connection drops) or paste a direct file link from Google Drive or Dropbox; TikTok, Instagram and YouTube links can't be imported, so upload the original file instead. Videos lead the listing's gallery and put your place in the Stays lane of Rentor's Discover video feed, where guests scroll, save and tap through to book. If the listing comes off the market for a while, its videos pause to save storage and rebuild automatically — at full quality — when you republish.

Professional photos & video — and boosts

You can commission a shoot for your stay the way landlords do: book a Photography or Videography provider from the services directory, and confirming the booking gives the creator time-limited access to submit their work — scoped to exactly the unit(s) you operate, never the rest of the building. Their shots land in a private review tray for you to accept (onto your listing) or reject with a reason; nothing a creator uploads goes live without a decision, though Rentor may also check a submission and publish it — you're notified, and you can remove anything from your listing at any time. If the creator later asks for a published item to come down, it stays live until you decide.

You can also boost the unit behind your stay to feature it. Host boosts are always a straightforward payment — pick a duration, pay by M-Pesa or bank, and the listing is featured for those days. A creator whose work is on your stay may suggest a boost too; approving never charges you by itself — it just hands you into that same purchase, where you decide and you pay.

Publishing

Tap Publish to go live on the Stays marketplace; Unpublish hides it. A listing shows Published, Draft, or Paused (active switched off). If Publish is refused, the message names the reason. The usual ones:

  • Fewer than 4 photos — add more on the Photos card.
  • The property is not verified yet — for a place you declared off-platform, Rentor's approval of your proof covers this, so there is nothing more to submit.
  • The listing is paused — tick Active again first.
  • Your host subscription has lapsed — see Your host subscription.

One thing the publish button does not check but your first guest will: Getting paid. Until a way to be paid — your own M-Pesa first of all — is connected and active there, a guest cannot pay you through Rentor; all they can do is arrange cash on arrival. See Becoming a host.

When you publish on a landlord's unit, the landlord is notified — and from then on the stay is yours to run, not theirs.

Once bookings flow, the page shows what you have earned on Rentor Stays — kept at 100%, settled to your M-Pesa — alongside an estimate of the booking fees you avoided compared with commission platforms.

On the phone app: open the Stays tab and tap List a stay, or My stays to manage the ones you have — Manage opens the same settings, photos, video tours and Availability & pricing calendar, and Publish / Unpublish sit on each card. Calendar linking is there too, under Calendar sync (iCal): Enable export link gives you the link to paste into other sites, and Add calendar takes an export link from Airbnb, Booking.com or anywhere else — it is checked before it is saved, exactly as on the web. The step-by-step "where to find the link" cards for each platform are on the web page. The app shows a stay's boost status, but paid boosts are not sold in the app. Next: Reservations & guest reviews.
