Lease bills — your cost side
Hosting has two sides of money: what you earn from guests and subtenants, and what you owe the landlords you lease from. Lease bills is the second one — your cost side, kept entirely separate from your earnings.
Which places get billed here
A monthly lease bill is raised only for places where you and the landlord agreed to settle your rent through Rentor — the "through Rentor" choice made when the arrangement was set up (see Adding your places). Leases you settle off-platform — cash, your own bank transfer, however you and your landlord do it — are never billed here. Rentor bills what you asked it to bill, nothing more.
That also means lease bills only ever exist for places marked On-platform — ones a landlord on Rentor handed you. A place you declared yourself (Off-platform) has no landlord account on Rentor to receive the money, so it is never billed here; keep paying that landlord the way you always have.
Reading the page
Three cards keep the position honest at a glance:
- Outstanding — what is currently due to your landlords.
- Paid to date — everything you have settled through Rentor.
- Bills — how many bills across your leased places.
Below them, each bill shows the place, the month it covers, who it is owed to, the due date, the amount, and — once settled — its receipt number. Status badges in plain words:
- Due — unpaid, with the due date shown.
- Paid — settled, with a numbered receipt attached.
- Void — cancelled; usually because the arrangement ended. A void bill can never be paid.
Paying a bill
- Tap Pay on a due bill.
- Confirm what you are paying and to whom — the modal spells it out, and the money settles straight to your landlord's own account. Rentor takes no cut of it.
- Choose your method:
- Pay by M-Pesa — an M-Pesa prompt comes to your phone. You can enter a different M-Pesa number, or leave it blank to use your account phone.
- Card or Bank — follow the checkout. These work when your landlord has set up card and bank payments on their side; if they have not, pay by M-Pesa.
- The screen updates by itself the moment the payment settles: "✓ Payment confirmed — your lease bill is settled."
Both you and the landlord are notified when a payment lands.
Receipts
Every settled lease bill issues a numbered receipt — the same kind ordinary rent gets. You see the receipt number on your bill row; your landlord sees it on their income row. That receipt is your proof of payment, and it flows into your Lease payments statement.
When an arrangement ends
If you or the landlord ends an arrangement, its unpaid bills are voided — cancelled but kept on the record, so both sides retain the history. Nothing already paid is affected.
Separate by design
Your lease bills are never mixed with, or netted against, what you earn. What guests and subtenants pay you is yours; what you owe your landlord is a separate stream to a separate person. That separation is deliberate — it keeps everyone's books, and everyone's tax picture, clean. Read both sides together in Host reports & earnings.
On the phone app: Lease bills is on the Stays tab under Money. It shows what you owe and the receipt numbers, and lets you Pay by M-Pesa on the spot; Pay by card and Pay by bank transfer appear on a bill when that landlord can receive them. A void bill reads Cancelled there.
