Government hands over 2,157 affordable homes at Eldoret's Pioneer estate
President William Ruto handed over keys to 2,157 homeowners at the Pioneer Affordable Housing Project in Eldoret City, Uasin Gishu County, on 18 October 2026. Both Nation and The Star reported on the handover.
The two outlets give slightly different figures for the cost. Nation puts it at KES 5.37 billion, while The Star describes it as a KES 5.3 billion estate. According to the reports, the project sits on 12 acres in Pioneer Estate, Kapseret Constituency. It is made up of 15 apartment blocks, each rising 14 floors above ground, along with 104 shops and a range of community facilities.
Why it matters: More than 2,000 new government-built homes now have owners in Eldoret. When that many households move at once, the local rental market can shift. Some of the new homeowners may be leaving private rentals in and around the town. For private landlords in Eldoret, that could mean changes in demand for certain types of units, and possibly in the rents they can charge. Tenants in the area may also find more choice as some units free up.
What you can do:
- Landlords and agencies in Eldoret can keep a close eye on vacancies and enquiries over the coming months.
- Talk to your tenants early about their plans, so a notice to move out does not come as a surprise.
- Tenants weighing a move can compare what is on offer in the area before renewing a lease.
It is too early to say how much effect the handover will have on rents. We will report any figures on the Eldoret market as they become available.
